Maintenance– we work with our contractors and yours to coordinate repairs tenants report or ones we see when we go onsite.

Leasing– we will list your home in the MLS and show your home to screened potential residents. We will also gather and assess credit reports, rental history and income to find the best suitable tenant for your home.

Rent Collection, Eviction, Suits– we collect rent from tenants and post payments online so you can see when they pay in real time. If your tenant does not pay by the designated time outlines in our lease we file for eviction. There is no additional fee to the owner for this service. If this filing moves into eviction we will schedule the eviction with Sheriff to remove the non paying tenant. After a tenant vacates we can locate them and file a civil suit to recoup unpaid rents.

Move In / Move Out- We will go onsite before a tenant moves in and take pictures as a frame of reference to begin renting. We also conduct inspection semi annual and provide pictures and notes and upload them to the portal for owners to view.

Report Rents to Credit Bureaus– We are proud that we are the leader in reporting rent payments to all credit bureaus. This service is free to the owners and tenants must sign up at lease sign.

Real Time Work orders and Invoices– As work orders are called in we place them in our database to dispatch technicians to resolve all issues. Owners are able to see all work orders submitted as they are happening. Once a work order is complete we upload the invoice online for the owner to view.

Rental Licensing– most jurisdictions require rental licenses, we handle the application, and scheduling of the onsite inspection. We also make sure licenses are up to date and properties are complaint.

Monthly Owners Statements and Yearly 1099 Reporting– Owner statements are view-able 24/7 and as we post you can view all your financials online in real time. We have an accountant on staff who handles all accounting issues. At the end of every year we open our lines to go over all financials with you so that we can report accurately on your 1099 which is given in January.

Owner and Tenant Web Portal Access– Our web portals are easy to access and user friendly. This service is free of charge to owners and tenants. Our portals are accessible 24/7/365
